What to consider when investing in student property

The UK is home to many of the world’s leading universities. As of 2018 Great Britain and Northern Ireland had 98 institutions on The Times’ list of the 1,250 best universities globally.

The result is that the country has a vast, vibrant student population; there are more than 2.3 million people studying at UK universities in some capacity at present. And of course, many of these people require places to live, whether that’s purpose-built student accommodation (PBSA) or rental properties for year-long lets.

It is unsurprising, therefore, that a significant number of property investors both domestically and internationally are being attracted to student accommodation in the UK for their next investment.

According to Knight Frank, 29,000 new purpose-built student bedrooms will be delivered across the UK by the start of the coming 2019/20 academic year; a 25% increase on the previous year’s figures. More generally, the cumulative value of student housing investment transactions in the UK is estimated to have reached £4.5 billion in 2018, marking an increase of more than 10% from the previous 12 months.

But there is also high demand among investors. Earlier this year, Experience Invest commissioned an independent survey of more than 500 UK-based property investors. Of those, almost a quarter (24%) said they were considering investment into student property in 2019 – a reflection of the strength of this segment of the real estate market at present.
