Luton ranked no.1 UK buy-to-let hotspot

The latest Buy-to-let Index Quarterly Report produced by LendInvest has once again ranked Luton as the UK’s number one location for buy-to-let property.

The report, which was released in July 2018, compared the performance of UK postcodes and calculated a score based on yield, capital gains, rental price growth and transaction volumes.

According to the report, Luton’s property market was the best performer in terms of capital gains, with a 7.29% increase recorded between Q2 2017 and Q2 2018.

In this latest report, Luton has reclaimed the number one spot for the third time since December 2016, making it a prime location for buy-to-let investors looking for growth potential.

Buy-to-let yields by postcode

Property in Luton offers some of the highest rental yields in the UK.

Located just 22 minutes by train from central London, Luton has emerged as a popular choice for investors and renters alike. Excellent transport links and reasonable property prices has helped push Luton back to the number one location for buy-to-let investment.

In terms of buy-to-let yields by postcode, rental price growth increased by an impressive 3.7% between Q2 2017 – Q2 2018 in the London commuter belt town.

In a stark contrast, London featured heavily in the list of the bottom 10 buy-to-let postcodes for rental yields, with rental price growth in East Central London witnessing a 0.2% drop, a decline of 0.96% was recorded in South West London and a 0.87% reduction was noted ion West Central London.

With the cost of renting on a decline in the Capital, Luton has emerged as one of the best buy-to-let areas outside of London.
