Liverpool and Newcastle have been identified as two strong options for property investors interested in entering the buy-to-let market in the UK.

In a report produced by comparison website GoCompare, these northern hotspots were ranked among the ten best cities to be a landlord. Liverpool was fourth in the list and Newcastle was ninth.

The index was compiled based on a number of key factors that contribute to a destination’s overall appeal to property investors, such as average prices, typical rental yields, the proportion of the population under the age of 35 and the number of new housing developments.

Of the 31 cities surveyed, Liverpool was found to have the sixth-lowest average property price, indicating a significantly lower entry level for investors than other locations that were further down the overall ranking, such as Oxford, Brighton and Bristol.

Furthermore, while Liverpool was fourth in the main index, it ranked third for average rental yields and second for the number of properties available, with only London offering more housing stock for buyers.

Newcastle provides a strong range of properties currently available for rent, placing fourth in this category behind only London, Leeds and Manchester.

Both Liverpool and Newcastle are attractive options for buyers considering an investment in the lucrative student accommodation market, which is widely considered to be the UK’s best-performing asset class.
