- Company News
As we move into the final quarter of what has been another fascinating year for the UK property market, Experience Invest is looking forward to exciting developments including new project launches and a significant milestone for the company.
Here are some of the highlights of what we have coming up in the final three months of 2019:
The launch of Opto Student Cardiff
Home to a number of prestigious higher education institutions – including Cardiff University and the University of South Wales – Cardiff is a destination that offers a lot of potential for investors interested in student accommodation.
There are various factors that point to a strong future for this market, including the city’s appeal to students, which fuels demand for living space on the private rental market and suggests strong yield prospects for investors. There is also evidence showing an acute need for higher-quality student accommodation in Cardiff.
Experience Invest is boosting the range of dedicated housing options available to students in the Welsh capital this quarter with the launch of Opto Student Cardiff, a development of fully furnished studio apartments in the centre of the city.
This exciting project could provide the perfect opportunity for investors to take advantage of growth in the burgeoning student property sector in Cardiff.
Opto Student Newcastle opens to tenants
Experience Invest is delighted to be making another big contribution to the development of the UK student property market this quarter with the full opening of Opto Student Newcastle.
This development, which is now sold out, will deliver a range of benefits to its investors, including eight per cent net rental yields per annum, assured for five years.
For students, the property offers a desirable city centre and quayside location, a games room with TVs and pool tables, a gym, a roof terrace with river views and a courtyard with outdoor seating.
Opto Student Newcastle also has the additional advantage of a warranty from the National House Building Council, which is fairly unusual for the student housing sector. The warranty assures tenants and investors of the overall build quality and finish of the property.
Occupants began moving into the building this month and will be invited to a joint opening and Halloween party at the end of October, with prizes on offer for the best costumes on the night.
Experience Invest turns 15
As well as celebrating new project launches and property openings this quarter, Experience Invest will mark a significant milestone for the company: our 15th birthday.
A lot has happened in the property market since the firm was founded back in 2004. Despite major challenges such as the 2008 financial crisis, the value of UK housing stock soared between 2005 and 2015. A more than fourfold increase took the total value of UK property from £1.4 trillion to £5.8 trillion over this ten-year period.
Other key trends in this time included the steady growth in popularity of commuter towns like Luton, home to Imperial Square and New Bedford House. Investors have benefited from the rising demand for high-quality accommodation in destinations that provide easy access to London, without the capital’s sky high housing and living costs.
