The event, which took place in between 25-27 September 2019, welcomed thousands of investors, developers and exhibitors through the doors of the Dubai World Trade Centre.

UK property remains top choice for international buyers
Knowing where and when to invest is often the key to success of a property investment. The UK has been on the radar of international investors for many years yet despite on-going uncertainty surrounding Brexit, Britain’s ‘safe haven’ status has remained untouched.
There are currently a record 5 million people in rental accommodation across Great Britain, with demand expected to climb to 6 million by 2025. With an estimated shortage of 300,000 new homes per year to keep up with demand, there is a real opportunity for developers and investors to capitalise on the need for new build property.
The UK provides investors with the opportunity to secure attractive rental returns and strong capital growth potential, which has helped to cement its place as a desirable location for investment.
Earlier in the year, Experience Invest commissioned a survey which found that 39 per cent of investors intend to expand their property portfolio in 2019. Positivity towards investing in the UK has been echoed at this year’s Cityscape Global show, with appetite from buyers in the Middle East remaining strong.
Current exchange rate offers great value for money
In the year since Experience Invest last exhibited at Cityscape Global, the UK has witnessed a series of Brexit-related twists and turns including the extension of the original departure deadline, the resignation of Theresa May and the subsequent appointment of a new leader of the Conservative party, the suspension of Parliament and a landmark ruling by the Supreme Court to reverse the suspension, which saw MPs return to work on 25 September.
As the saga continues to unfold, it is no surprise that the value of the pound has fluctuated.
For overseas investors, these fluctuations have led to substantial savings and this is certainly the case for the Emirati dirham. Since the UK voted to leave the European Union in June 2016, the pound sterling has fallen in value from 5.5 AED to 4.5 AED in September 2019.
This positive trend has been reflected at this year’s show, with a high volume of international investors keen to make the most of the current favourable exchange rates.
Diverse range of assets available across the UK
The overall strength and resilience of the UK’s real estate market has allowed alternative assets to thrive over the last 10 years.
Earlier in the year, research from Cushman & Wakefield highlighted that alternative assets made up 37 per cent of all commercial property investments in the UK in the first six months of 2019
The rise in prominence of alternative assets has allowed options such as purpose-built student accommodation (PBSA) to thrive. In fact, around 55 per cent of investment in UK PBSA was from international buyers in 2018.
